I have a sort of open plan type kitchen, with a breakfast bar. It is handy and like you, easy to get to things. No window directly above the sink, but there is the large living room one a few metres away in the LR.
Sjoerd. And all….. When we moved here we redid everything updated inside and out. This house is a Spanish style home with easy accessibility to all areas. As we have aged , nice no stairs to climb - all on one floor. Nice pasture for the horses and over time my garden has taken over a lot of the pasture and turned into a 2 acre garden. Now that the weather has changed with super hot temps 10-15 degrees higher than normal in summers we have now been included in a fire map the state has designated, including us as inside a fire zone . Now fire insurance has skyrocketed. We are all fighting this new fire zone evaluation… we have made a lot of preparations inside and out using building materials with fire safety in mind. Now the fire inspectors want me to remove all the plants at least 25’ away from the house and could be an issue to receive any fire insurance at all. All the trees and shrubs planted around the home are what keep the house cool in summers with temps rising over 100 degrees I do not need to turn my air conditioning on, due to the shade the trees offer. If I have to remove all my trees and shrubs at 25’ away from the house , which I will not in my lifetime, it would cost a fortune. After all I have planted at least 150 trees and shrub around the property . It would be like removing my right arm… So back to Sjoerd’s initial question… “So who’s the knob here?
